Some residents moving into the newly completed Hulhumalé Phase 2 housing towers built by Fahi Dhiriulhun Corporation have begun expressing concerns about cracks appearing across several units, according to a report by local daily Mihaaru. FDC has confirmed that the issues are minor, non structural, and will be repaired within the contractor’s Defect Liability Period.

Mihaaru reported that only a limited number of households currently occupy Tower 14 of Amaan Udhares, part of the 4,000 unit housing project constructed through two Indian contractors. Residents who moved in around two months ago observed cracks on interior walls and exterior surfaces. Similar cracks have been seen in Towers 12 and 13, where finishing works remain ongoing.

FDC Managing Director Hamdhaan Shakeel said these early stage issues commonly appear when utilities activate and buildings undergo natural settlement. He noted that all defects will be addressed within the Defect Liability Period, which obligates contractors to resolve such matters after project completion.
Hamdhaan stressed that the buildings pose no structural danger and urged residents to report any defects promptly so engineering teams can respond without delay.

FDC Chief Development Officer Hassan Maanih Umar explained that the cracks are age related and finishing related, often linked to temperature shifts and the settling process typical in high rise structures. He confirmed that rectification work is being carried out.
Electricity supply to Towers 11, 12 and 13 was completed late last month, with water connections expected soon, allowing key handovers to proceed. The development comprises 32 towers of 17 and 18 floors, offering two bedroom and three bedroom apartments. FDC has stated that handover of all units will be completed by the end of December.
